We are 6 weeks in to the fit out of the property which was once an office to make it the best Physiotherapy clinic and rehab space in Wimbledon!
Searching For A Site
Finding the right commercial property isn’t easy and it has taken us years to get to this point.
This search began all the way back in Autumn of 2019 when we knew we were outgrowing our current space. In early 2020 we found a really great property on Alwyn Road in Wimbledon. Just as we were starting to think about making offers and instructing architects our friend Covid came along! Like most things at that time we thought we would pause for a “couple of weeks”, only to still find ourselves months later, deep in pandemic lock downs.
In October 2020, at 39 weeks pregnant, I was still committed to finding a new place. Somewhere came up on Worple Road, right near the new Fortius Clinic. It was modestly sized, but would have made a great launch pad for the next phase of Mint. With my mind slightly distracted by the prospect of imminent childbirth, I set my property surveyor onto the job. He managed to find out that the site was due to be knocked down within 5 years! Game over.
Later in 2020 and early 2021, with baby William now being pushed in the pram, I continued visiting sites in and around Wimbledon. They were all either too big, too small, too far away or the real clincher; too expensive.
By the end of 2021 some fabulous investors came on board which really helped boost our capabilities of achieving what I had always dreamt of.
In total we made offers on 3 sites, 2 fell through until we finally found Russell Road!

This site was amazing and met all of our requirements and more…

- Four car parking spaces
- Enough space but not too much
- Ground floor access to sections of the site
- Great central location
It would make a perfect Physiotherapy, sports massage and rehab clinic in the heart of Wimbledon.

The Keys Are Ours
Fast forward 6 months of offers, negotiations, legal dancing back and forth, and finally on the 9th Sept 2022, we signed the lease!
During this time, we also had 4 different fit out companies tender for the job and in the end, Ian Farminer and his team from FD Construct won. The drawings and M+E plans were created by Michael from Woods Home Design and the dream team was in place!
Ian and his guys moved in on the 12th Sept and started with demolition. So far the old walls have been torn down, floors up, ceilings ripped out, dangerous metal stair railings removed, toilets and bathrooms moved around, new AC provisioned for and new wiring for lights.

We have even had a little, hard working helper come in and join the odd site meeting (sandwiches and all!).
